Access to the property is through a locked gate on FM 624.

The ranch is within close proximity (38 miles) to Choke Canyon Reservoir and State Park, famed for excellent fishing, including prize-winning bass and catfish. The property is also strategically located near the Gulf of Mexico, Mexico and deepwater ports.

Alice International Airport (52 miles SE) provides general aviation services. The nearest commercial airports are 80 miles equidistant in Laredo and Corpus Christi.

Elevations on the triangular shaped property roll from 330 ft. above sea level, near the northern portions of the property, to 300 ft. at the most eastern corner of the ranch. These elevation changes give rise to great views of the surrounding area.

The neighborhood is mainly comprised of large neighbors ranging in size from 800 acres to approximately 10,000 acres.

The approximately 4,590 ft. of frontage on FM 624 is low-fenced, the approximately 1,760 ft. eastern boundary is high-fenced, and the remaining northern boundary of the property is low-fenced.

VEGETATION/ WATER

The 86.14 acres has a good combination of brush and native grasses especially attractive for birds. The grass coverage provides an ideal habitat for the wide variety of birds that inhabit the property.

Water for wildlife is provided by a fair-sized tank located on the southeastern area of the ranch. The vicinity around the tank is tranquil, picturesque and provides great wildlife coverage. There is no water well on the property. It is unknown at what depth ground water would be available.

Electricity is available along FM 624.
