What are some of the most important things I should know when staging my home?

Staging your home is crucial to making a fast and profitable sale. Play up your home’s best features with these staging tips.

 

  1. Tidy up
    Make a good impression on prospective buyers by making sure the property is spotless. Clear away dried leaves and debris in outdoor areas. See to it that your living space is free of dust and dirt. Scrub tiles to get rid of grime and stains. Wipe the windows and let go of clutter.

    If you have too many knickknacks and pieces of furniture crowding your home, you can sell them at a garage sale or donate them to charity. If you have a huge collection of memorabilia, you might want to put it in storage until the sale of the home.

  2. Make repairs
    Leaking faucets, burst pipes, and stained ceilings can take away from the beauty of your home. Moreover, buyers will likely use these defects as a bargaining chip to negotiate a lower price.

  5. Use a neutral palette

    It’s generally more advantageous for the seller if the home has universal appeal. You can achieve this by using tasteful décor and a neutral color scheme. If you really want to use bold colors, use them sparingly and keep them limited to an accent wall.

  6. Depersonalize the space

    Keep photos, medals, travel souvenirs, and other personal belongings out of sight. Depersonalizing your home makes it easier for prospective buyers to imagine themselves moving in and making it their own. This also keeps your personal belongings safe.  

  7. Air out your home

    Open all the windows to air out the rooms. Neutralize strong odors coming from the kitchen, bathroom, and storage area. Light some scented candles or bring in some reed diffusers. Take care not to use a strong and overwhelming scent, however, since some people have sensitive noses.

  8. Maximize your space

    Create the illusion of more space by taking out oversized furniture and arranging the remaining ones in such a way that creates more flow. Keep doors open during open houses, as this can also make your living space look bigger.
